Hand your lender a file they can approve.
The Lender-Ready Capital Pack is the complete financing package a Canadian commercial underwriter needs — built from your numbers, formatted the way they read, with the weak spots identified and priced before they find them.
Every figure traced to your source documents, reconciled, and signed off by a qualified reviewer before it leaves us.
How should a Canadian business prepare before approaching a commercial lender?
Assemble what underwriting will build anyway: three years of comparable financials, a normalized EBITDA bridge, a complete debt schedule, a debt-capacity analysis with downside scenarios, a 13-week cash-flow forecast, receivable and collateral detail, and an itemised use of funds. A file that arrives complete is underwritten on its merits rather than on its gaps.
Why applications stall
Most financing does not get declined. It gets delayed until the moment has passed.
Underwriters are not looking for reasons to say yes. They are looking for the missing piece that makes the file someone else's problem. A gap in your debt schedule, an unexplained adjustment, a customer at 34% of receivables — each one adds two weeks and costs you leverage on price.
- You have been asked for the same information three times in different formats.
- Your accountant produced statements for tax, not for a lender, and the difference is showing.
- You are approaching more than one lender and telling the story differently each time.
- You know there are soft spots in the numbers but not how a credit committee will read them.
What you get
Thirteen components. One file. No gaps for an underwriter to find.
| Component | Why it is in the package |
|---|---|
| Executive financing memorandum | Two pages that tell a lender who you are, what you want, and why it works — before they open a spreadsheet. |
| Historical financial summary | Three years on one comparable page, with the trend explained honestly, including any decline. |
| Normalized EBITDA bridge | Your real earning power, with each adjustment justified and flagged as likely to be accepted, questioned, or rejected. |
| Debt schedule | Every obligation, rate, payment, and maturity in one table. The single most commonly missing document. |
| Debt-capacity analysis | A defensible borrowing range with base, revenue-decline, and rate-increase scenarios. |
| 13-week cash-flow forecast | The standard early-warning tool. Proves near-term liquidity in the format lenders expect. |
| AR and working-capital analysis | Receivables quality, aging, concentration, and what would typically qualify for asset-based lending. |
| Collateral schedule | Each asset class matched to the financing type it actually supports. |
| Ownership and management summary | Answers the people questions underwriting always asks and borrowers rarely prepare for. |
| Financing-use schedule | Exactly where the money goes, itemised. Vague use of funds is a common reason for a smaller approval. |
| Document completeness report | What is present, what is missing, and why each gap would slow you down. |
| Capital-source matrix | Bank, operating line, equipment, asset-based, factoring, commercial mortgage, and alternative credit — with how well each fits you. |
| Risk-remediation checklist | Ranked. Split into fix-before-applying and disclose-and-explain, with timelines and owners. |
You also receive a one-page plain-English summary written for you rather than for the lender: what we found, what it means, and the three things to fix first.

Objections we hear
Fair questions
Can you guarantee I get the financing?+
No, and you should be wary of anyone who says otherwise. What we can tell you is that you will know what a lender sees before they see it, and that you will not be declined for something you could have fixed in a fortnight. That is the part within our control, and it is the part that usually costs people money.
My accountant already prepares my statements.+
They do, and we work from them. Statements are prepared for tax and reporting. A financing package answers a different question: can this business service the debt it is asking for, and what happens if conditions worsen. Different purpose, different document. Many of our clients arrive through their accountant, and we copy them throughout.
A broker would do this for free.+
A broker is paid when a deal closes, so the analysis is aimed at getting a deal done. We are paid by you, which means our advice can legitimately include "your file is not ready — wait four months and borrow on better terms." That advice is worth more than a free package.
Is this just an AI report?+
It is technology-assisted analysis, professionally reviewed before delivery. Automation is why this costs $1,995 and takes two days instead of costing five figures and taking three weeks. Every number is produced by formula from your documents and reconciled — never generated by a language model — and a qualified reviewer signs the package before it leaves.
My books are a mess.+
That is a common starting point and it is itself useful information: if your books are hard for us to read, they are hard for a lender to read. We will tell you precisely what needs cleaning up and in what order. If the gaps are significant, we will say so before taking the fee rather than after.
What if I am not borrowing for another year?+
Then you are in the strongest possible position, and the Capital Health Monitor is probably the better fit. The package matters most when the file needs to be right on the first submission. Preparation twelve months out is what produces good terms.
Methodology and review
The package structure mirrors the credit-submission format used by Canadian commercial lenders, so the analysis, schedules and supporting exhibits arrive in the order an adjudicator reads them.
